Jaindl Lays Out Changes to Rutz Farm Development

Developer David Jaindl was back before the South Whitehall commissioners Wednesday night to lay out proposed changes to his Rutz Farm development plan, one that now calls for 102 homes to be built instead of 106 homes.

The new plan would also extend a proposed new road to Brickyard Road, a feature that township staff had pressed for. The section of proposed road near Brickyard would be one way, allowing cars to exit but not enter the development there.

"We're still tweaking the idea," Jaindl said.

Commissioner Howard Ellsworth told Jaindl the proposal for the extended roadway "looks like a viable approach" but that it would have to be vetted by township planners. 

Jaindl made changes to his development plan for Rutz Farm, which is off Walbert Avenue, in response to by township staff and neighbors about traffic flow and other matters.

Under the revisions, the minimum lot size would be 20,000 square feet, in line with how the land is currently zoned. Also, the project would have two cul-de-sacs, instead of three as initially proposed, and the center open space and walking paths would be eliminated.

He said the proposal also calls for sidewalk and curbing on one side of the development area.

One revision had put the number of proposed homes at 94, but with the extension of the roadway to Brickyard, the development would be 102 homes, Jaindl said.
