Access to the proposed Hills at Winchester on the former Rutz Farm still poses a challenge to developer David Jaindl.

Access to the proposed Hills at Winchester on the former Rutz Farm still poses a challenge to developer David Jaindl.
Developer David Jaindl came to the South Whitehall Township Planning Commission looking for public feedback to his latest plan on the Hills at Winchester, and got it. The standing-room-only crowd at the meeting Thursday night overwhelmingly opposed Jaindl's plan to build a high-end strip mall and restaurant on the Shoemaker car dealership lot, saying it would change the character of the residential area and increase traffic on Walbert Avenue. Jaindl, acting on an earlier suggestion by the planning commission and some residents, proposed rezoning the car dealership to neighborhood commercial and extending Hampton Road north of Walbert into the 90-single-family-home development on the former Rutz Farm. Neighborhood commercial development in …

Developer David Jaindl wants to develop the Shoemaker Dodge property next to Rutz farm, where he is already proposing 90 single-family homes.
Wednesday, April 3, 2013
Developer David Jaindl told South Whitehall commissioners Wednesday night that he wants to develop the Shoemaker Dodge property next to Rutz farm, where he is already proposing 90 single-family homes.
Developer David Jaindl is expanding his development plans for farmland and other property off Walbert Avenue in South Whitehall. In a move suggested in February by residents who would live near The Hills at Winchester, his proposed housing development on the former Rutz farm, Jaindl now wants to develop the Shoemaker Dodge property adjacent to the farmland and create a second access road to the development. Jaindl told South Whitehall commissioners Wednesday night that he is proposing to build a 12,000-square-foot strip mall that would include six stores and a stand-alone, 5,000-square-foot restaurant at the Shoemaker site. Jaindl said he had hoped to get feedback on his proposal from residents at Wednesday's meeting but none had attended…

Residents who live near The Hills, the proposed housing development on the former Rutz farm, are concerned about increased traffic on Walbert Avenue and nearby roads in South Whitehall.
Residents who live near The Hills, the proposed housing development on the former Rutz farm, are concerned about increased traffic on Walbert Avenue and nearby roads in South Whitehall. Neighbors packed the Planning Commission meeting Wednesday night to learn and comment about the Jaindl Land Co.'s plan to build 90 single-family homes on about 94 acres of cornfields between Hampton Road and Penn's Crossing. The sketch plan presented was a reduction from the original plan for 130 homes, developer David Jaindl said. A presentation in June 2011 was for 106 single-family homes. Several residents disagreed with engineer Larry Turoscy's assessment of current and future traffic projections in the area near 40th Street and Penn's Crossing, …

The South Whitehall Planning Commission will hold a public meeting at 7:30 p.m. Thursday on David Jaindl’s plans for developing the 94.4-acre Rutz Farm off Walbert Avenue. The plan proposes to subdivide the tract into 106 lots for single-family homes, according to the planning commission's public meeting notice. The proposed minimum lot size ranges from 15,000 square feet to 1½ acres. About 10,558 feet of new roadway is proposed, along with recreation and stormwater management areas. The meeting will be held in the township's public meeting room, at 4444 Walbert Ave. Planners got their first look at development plans in 2011, and nearby residents weighed in on the proposal. Jaindl had modified plans in August 2011, laying out a proposal …

Pennsylvania Commonwealth Court reverses Lehigh County decision.
The Pennsylvania Commonwealth Court on Friday reversed a decision Lehigh County Judge Michelle Varricchio made more than a year ago that invalidated the zoning ordinance that would allow David Jaindl to build a mix of warehouses, commercial buildings and hundreds of homes on 700 acres of prime Lower Macungie farmland. In other words, the Lower Macungie Township Board of Commissioners appealed Varricchio's September 2011 decision and won, according to a story in The Morning Call. The zoning ordinance stands as written. Ron Eichenberg, president of the Lower Macungie Township Board of Commissioners said the commissioners and lawyers are still reviewing the decision and will make a statement when that process is completed. Others were clearly…
